We understand the potential frustrations involved in co-ordinating architects, town planners, builders and the usual tradesmen in the renovation process. We will enter into a project at any stage of the development (fire-fighting if need be!) although we much prefer to be involved from the outset. Once commissioned we endeavour to hire the best available architect and contractor – after undertaking the complicated and time-consuming quote process. We always provide our clients with a CV of each potential contractor and seek references from one or two independent sources, normally a trusted contact within each area. We ensure that quotes are comparable and try to spot obvious pitfalls, in order to avoid surprises later on. Complicated and potentially beneficial matters such as tax structuring, VAT issues and the founding of a company to buy the property are carefully explained. Click here to read our Mission Statement. Once the client has approved the plans we will seek the relevant permissions and get the builders under way within a predetermined time scale. This involves using a good local lawyer to tie the contractor down to a start month and a completion date. Work under way, we then follow a pre-agreed schedule of site visits (daily/weekly, etc) to ensure the project is proceeding as planned. After each visit we will send you a progress report, updating you on any changes or issues that need to be addressed. It is highly important, within reason, that we keep the project inside its budget, and more importantly up to the standards our clients expect. We would obviously solicit our clients views and opinions before making any changes from the original plans. Our clients input is tantamount throughout the process. |

Due to the individual nature of each projct, we develop a different pricing structure for each client. Please contact us for more information. In addition we can use the services of a respected architect in sustainability and conservation to cast her eyes over both the property and the ensuing plans. This will – and has already – proven invaluable in saving both money and the character of properties. |

An Andalucian idyll in the heart of the soaring Serrania de Ronda mountains, Alcantarilla is a converted Spanish farmhouse that has served the rolling smallholding for centuries. Preserving all of its original features - from the pan tile roofs and doors, to the metre-thick stone walls and an ancient Moorish aqueduct that still functions to this day - there is very much a sense that you are treading on hallowed land. And indeed you are, for this winding valley was once populated by the Romans and later became the frontier between Arabic and Christian Europe, with fortresses lining its river and a famous battle taking place in the 15th century near the house. Functioning as a home for its owners, there are few places in Spain as comfortable and well appointed. The luxury three-bedroom farmhouse, which comfortably sleeps six, has been renovated to the highest standards and feels spacious, as well as cosy.

The dream holiday villa of three British businessmen took years and plenty of hard slog to come to fruition. But thanks to two years project management by Rob Barclay of Andalucia Exclusive this breathtaking hill farm has been turned into one of Spain's most highly rated places to stay. Conservation was always the priority in its renovation. Relaying cobbled patios, conserving the roof tiles and old beams and restoring its ancient water system, were immediate concerns. However this was closely combined with comfort and style, and materials were sourced from around the whole region to be used both inside and out of the home. Nowadays, it is clear to see how this 800 metre squared, eight-bedroom farmhouse, of five separate buildings, was well worth the work and investment on behalf of the owners. One of the most luxurious houses in the Ronda area, it is rented most of the year round.
